Common questions
Does the calculator save my numbers?
No. Everything runs in your browser and nothing is saved or sent to us. Reloading the page brings back the example, so keep your own copy of the numbers you enter.
Why doesn't the result match my spreadsheet?
Check three things first: whether your lease uses GLA or occupied area for the share, whether gross-up applies only to variable expenses, and the order of steps. The calculator also rounds to the cent at each step, which can make a penny or two of difference.
Can I reconcile more than one tenant?
The free calculator handles one tenant at a time. Paid plans with statements for every tenant are coming soon. You can request early access on the pricing page.
Which cap method does my lease use?
Look for the cap clause in the operating expense section of the lease. The CAM reconciliation guide explains the difference between non-cumulative, cumulative compounded and cumulative simple caps.
Can you review my lease or tell me what to charge?
No. CAMSheet can't give legal, tax or accounting advice. For questions about what a lease allows, talk to your attorney or accountant.
