These terms apply when you use the CAMSheet website, calculators and any paid plans (together, "CAMSheet"). CAMSheet is run by an individual operator ("we," "us"). By using CAMSheet, you agree to these terms. If you don't agree, please don't use it.

Results are estimates, not advice

CAMSheet results are estimates based on the information you enter. They are not legal, tax or accounting advice. We don't review your leases, and leases differ. You are responsible for checking every result against the lease and applicable law before you send a statement, bill a tenant or issue a credit. For legal, tax or accounting questions, talk to a qualified professional.

What CAMSheet does

CAMSheet helps commercial landlords and bookkeepers estimate year-end common area maintenance (CAM) reconciliations and prepare statements. It applies the lease settings you choose, such as pro-rata share, gross-up, caps, admin fees and base years, to the expenses you enter.

Your responsibilities

  • Enter accurate information and choose settings that match each lease.
  • Review results before relying on them or sharing them with tenants.
  • Only enter information you have the right to use, including tenant details.
  • Follow the laws that apply to you and your properties.

The free calculator

The free calculator runs in your browser and is offered as is. We may change, improve or remove features at any time.

Paid plans

Paid plans are not available yet. When they launch, the price, what's included and the renewal terms will be shown before you buy. Plans are billed per year. Every paid plan comes with a 14-day money-back guarantee: email us within 14 days of your purchase for a full refund. If we change prices, the new price will apply only at your next renewal, and we'll tell you before it does.

Acceptable use

Don't use CAMSheet to break the law, to harm others, or to interfere with or overload the website.

Your data and our software

You own the information you enter. If you use a paid plan, you allow us to store and process that information only to provide CAMSheet to you. We own the CAMSheet website, software, design and content.

No warranties

CAMSheet is provided "as is" and "as available." To the fullest extent the law allows, we make no warranties of any kind, including that results will be accurate, complete or right for your lease, or that the service will be uninterrupted or error free.

Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental or consequential damages, or for lost rent, lost profits, billing errors or disputes with tenants that come from using CAMSheet. Our total liability for any claim related to CAMSheet is limited to the greater of the amount you paid us in the 12 months before the claim or $100.

Indemnity

If someone brings a claim against us because of the statements you send, the information you enter or your breach of these terms, you agree to cover the reasonable costs of that claim.

Ending your use

You can stop using CAMSheet at any time. We may suspend or end access for anyone who breaks these terms.

Changes to these terms

We may update these terms. We'll post the new version here and update the date at the top. If you keep using CAMSheet after a change, the new terms apply.
